Access Statement for 4 Knot's Yard, Whitstable

Introduction
4 Knot's Yard sleeps up to 4 people and has two bedrooms, two bathrooms, a living/dining room and a kitchen.

Pre-Arrival
• For full details of arriving by car and maps of how to reach us please see the Directions section of our website. Alternatively, you can plan your journey by car or public transport using www.transportdirect.info; simply enter your postcode and ours (CT5 1AL) to get directions.
• The nearest railway station is Whitstable Railway Station, which is 1.6Km/1 mile away. Taxis are available from Abacus Taxis (01227 277728) at the station or Whitstable Taxi’s by phone (01227 262120). If you require an accessible taxi this can be booked in advance.
• The nearest bus stop to the apartment is in Harbour Street which is 40m/131ft from 4 Knot's Yard. The number 5 Bus runs from Whitstable railway station and can be boarded in Railway Avenue, which is 20m/66ft from the Station - ask the driver for the stop on Harbour Street. All buses can accommodate one wheelchair. Buses from Whitstable Station to Harbour Street take approximately 5 minutes. • The main road outside the apartment is flat and even - though there are two steps at the entrance to the main lobby of the building that our apartment is located within.

Key Collection, Welcome and Car Parking
• The keys can be collected from 4 Knot's Yard with prior arrangement. Please contact us.
• The private parking area is 10m/33ft from the entrance of Knot's Yard with an even tarmac walkway leading to the entrance.
• Private parking is available for 1 car.
• The area is lit at night by motion sensor lights.

Entrance to Property
• The front lobby door is 1.2m/45.5” wide.
• The entrance is well lit by a lamp on a sensor.
• There are 22 steps leading up from the lobby of the building to the front door of 4 Knot's Yard.
• There are handrails on the left and right-hand sides.
• The Hall/Corridor to the apartment is well lit and the corridors are 840mm/33” wide.
• The carpet is a blue short-pile carpet.
• Once at the 4 Knot's Yard apartment, within the building, the front door is 800mm/31.5” wide.

Halls, Stairs, Landings, Passageways
• Within the apartment, there are 7 steps up to the Mezzanine level and 4 steps down to the Ground Floor of the apartment.
• The Hall, stairs and landings are well lit using ceiling lights.
• Passageways are 800mm/31.5” wide.
• The floor covering in the internal Hallway is short-pile carpet.

Sitting Room/Lounge
• The Sitting Room/Lounge is situated on the Ground Floor of the apartment (4 carpeted steps down from the apartment Hallway).
• The door opening to the lounge is 800mm/31.5” wide.
• The room has a mixture of seating with two red-leather sofas, with non-feather cushions, and 4 wooden dining chairs.
• There is a low rectangular coffee table in the centre, sitting on a deep-pile rug. There is also a low square table placed in the corner (which has a plant sitting on it)
• All furniture can be moved.
• There is a 37" FreeView LCD digital television with remote control, subtitles and a HD DVD player.
• Lighting is natural daylight and by night levels are controlled by standard light switches, with overhead lighting as well as spotlights, wall lights and a corner lamp stand.
• The large curtains are controlled by means of a pulley-system.
• Flooring is oak wood boards.
• There is level entry to the Kitchen, the downstairs Bathroom and the downstairs Bedroom.

Dining Room
• The Dining Room is situated on the Ground Floor of the apartment and is in the same space as the Sitting Room.
• There is level entry to the Kitchen, the downstairs Bathroom and the downstairs Bedroom.
• The door openings to the Dining Room from both the Hallway and the Kitchen are 800mm/31.5” wide.
• The dining table is a fold-able one and has pull-out support legs for when it is used. The clear height from the floor to the underside of the dining table is 700mm/28”.
• The dining table is moveable.
• There are 4 moveable wooden chairs for the dining table.
• Lighting is natural daylight and at night levels are controlled by standard light switches, with overhead lighting used as well as spotlights, wall lights and a corner lamp stand.
• Flooring is oak wood boards.

Kitchen
• The Kitchen is situated on the Ground Floor of the apartment with level access from the Dining Room/Sitting Room, downstairs Bathroom and downstairs Bedroom.
• The door opening to the Kitchen from the Dining Room is 800mm/31.5” wide.
• The door of the oven drops down and the handle is 500mm/19.5” above the floor.
• The hob is 920mm/36” above the floor.
• The Worktop and sink are 920mm/36” above the floor.
• The Microwave is 1100mm/43” above the floor.
• There is a Fridge-freezer available. The highest shelf in fridge is 1.8m/71” above the floor and lowest drawer in freezer is 100mm/4” above the floor.
• Cupboards containing crockery, glasses etc are 1.5m/59” above the floor.
• Glasses and crockery can be moved from wall cupboards to lower cupboards, if required, please request this when booking.
• Large utensils, a can opener and cordless kettle rotating 360 degrees are available.
• The kitchen is evenly lit with halogen spotlights located in the ceiling.
• The flooring is vinyl flooring.

Bedrooms and Sleeping Areas
• The Ground Floor Bedroom has a zip link bed (twin or super-king option). The Bedroom offers step-free level access from the Sitting Room (down 4 steps from the entrance Hallway).
• Furniture can be easily removed or rearranged in the Ground Floor room
• The downstairs Bedroom has oak wood flooring
• On the Mezzanine floor there is 1 open-plan Bedroom with a King-size bed, which is reached by 7 steps from the entrance Hallway.
• The doors to both bedrooms are 800mm/31.5” wide.
• The height of all beds from the top of the mattress to the floor is 650mm/25.5”.
• Both bedrooms offer good colour contrast between the floor, walls and doors.
• Both Bedrooms have non-feather bedding.
• In both Bedrooms, the lighting is natural daylight and at night overhead lighting can be controlled by a standard light switch. Bedside lamps are also in each room.
• The Mezzanine Bedroom also has wall lights.
• The Mezzanine Bedroom has short-pile carpet, and a 21 inch LCD digital television with remote control and subtitle facilities.

Bathrooms, Shower-rooms and Toilets
• The Mezzanine Bedroom has an en-suite Bathroom, which has the following:
• Step free, level access from the Bedroom.
• Door opening 800mm/31.5” wide.
• A step of 100mm/4” into the shower.
• There are no grab rails around the shower or toilet.
• Toilet 440mm/17.5” high from the floor.
• Wash basin 810mm/32” high.
• Taps with turn handles on the washbasin.
• Well lit with wall lights and a fluorescent light over mirror (both operated by pull-cord)
• Non-slip vinyl flooring.
• The door opening to the shared bathroom on the Ground Floor is 800mm/31.5” wide. It has the same washbasin, toilet, lighting, taps and flooring as above. There is a separate bath with a 500mm/20” step into it.
